A parcel that newly qualifies — a rezoning, a change of recorded use, a demolition leaving vacant land, or a sale. Alerts fire when the underlying assessor and zoning records change, not on a listing feed.

Statewide is for whoever is looking across markets rather than farming a few — a developer siting projects, or a brokerage covering the state.
