Where these names come from

Read the town's own PDF: "ZONING REGULATIONS of November 14, 2025" — https://eltownhall.com/wp-content/uploads/2025/11/ZONING-REGULATIONS-of-November-14-2025.pdf (adopted May 4, 1954; cover states as amended through November 10, 2025; footer states effective date July 11, 2024, printed November 14, 2025). Codes from Sec. 2.1 DIVISION OF DISTRICTS and Sec. 2.2 OVERLAY DISTRICTS; official names from the Table of Contents / section headings (Sec. 2A-12A, 11A, 14, 16, 32, 33). Assessor R40 and R80 are returned as the ordinance's RU-40 and RU-80 — the town renamed its R-nn districts to RU-nn (Sec. 5.3 still refers to the "former R-20 District"), and RU-40 / RU-80 are the only 40,000 sf and 80,000 sf districts. Assessor R20 could NOT be matched: the current regulations define no R-20 or RU-20 district and reference R-20 only as a former district, so it is returned unmatched. The Sec. 2.2 overlays "Incentive Housing" and "Parking Overlay CB Zones" carry no letter code; the Affordable Housing District (Sec. 32) and Incentive Housing Zone (Sec. 33) likewise have no abbreviation, so their names are used as the code. Sec. 30 (Aquifer Protection Districts) was removed effective 6/28/2013 and is excluded.
