Our reading is derived from what is actually built in each district today, not from the code string — a code like R-15 means different things in different Connecticut towns. It is an estimate, and the regulations linked above are the authority.
Where these names come from
Read the Town of Madison 'ZONING REGULATIONS / SUBDIVISION REGULATIONS / ZONING MAP' PDF (madisonct.org DocumentCenter/View/327), printed May 26, 2017 WITH REVISIONS THROUGH March 16, 2023. Districts come from Section 1 'Division in Districts' plus the district sections themselves: Sec. 3 'Single Family Residence District (R-1..R-5)', Sec. 5 'RU-1, RU-2, Single Family Rural Residence Districts', Sec. 6 Commercial Districts, Sec. 7 Light Industrial, and the floating/special districts at Sections 26-32. All 12 assessor codes matched. Two caveats: Section 1's list is stale - it omits the C and T districts that Section 6 actually establishes (6.1 and 6.4), and it still carries legacy CA-1, CB-1 and CB-2, which are referenced elsewhere in the current text (sign table, Sec. 4.1) but are given no district name anywhere, so they are returned with an empty label. The ordinance calls C simply 'C District' with no descriptive name, and 6.2.1 expressly names D, DW and DC collectively as the Downtown District. The Flood Plain District is defined without an abbreviation, so its code is its name.
