Our reading is derived from what is actually built in each district today, not from the code string — a code like R-15 means different things in different Connecticut towns. It is an estimate, and the regulations linked above are the authority.
Where these names come from
Municode (library.municode.com) and its API 403 to fetchers and southbury-ct.elaws.us timed out. Read the same Municode text of 'Part V - Zoning Regulations, Code of Ordinances, Town of Southbury' from the NVCOG-hosted copy (STBY_Zoning_Regs_2016-1.pdf), whose in-document amendment history runs through 2016. Districts taken from Sec. 2.1 Districts (DISTRICT / MAP CODE table). Cross-checked the district set against the town's own current 'Zoning Regulations Standards' Schedule B (Municode Supp. No. 16, Rev. 2, southbury-ct.org), whose column headers match exactly: R-20, R-30, R-30A, R-40, R-60, R-80, R-60C, B-1A, B-1B, B-2, B-2A-B-2F, B-3, B-3A-B-3D, B-4, M-2, M-2A, M-5, PUD. Assessor R-38 is not a Southbury district - it appears in neither Sec. 2.1 nor Schedule B. Assessor PDD17 is PDD #17 (Heritage Center, Heritage Dev. Group, 450 Heritage Road), rezoned from PDD #11 and B-3; individual Planned Development Districts are established under Sec. 12 and carry the generic map code 'PDD#', so it is matched to that class.
