New Fairfield, CT zoning districts

What each zoning code in New Fairfield stands for, read from the town's own adopted regulations. Every parcel we list carries one of these codes; this is where you check what it permits.

Read New Fairfield's zoning regulations

New Fairfield files zone codes in its parcel records that do not match the district names in its regulations, so some codes below cannot be checked against the ordinance. Treat those rows as unverified.

Our reading is derived from what is actually built in each district today, not from the code string — a code like R-15 means different things in different Connecticut towns. It is an estimate, and the regulations linked above are the authority.

Where these names come from

newfairfield.org is behind Akamai and 403s to fetchers; read the town's official PDF via a Wayback snapshot (web.archive.org/web/20251108164323id_/https://www.newfairfield.org/home/showpublisheddocument/23990) - "New Fairfield Zoning Regulations, Zoning Commission, Effective - October 18, 2025", 272 pp. Districts from Section 1 (Residential), Section 2.1 (Business) and Section 3 (Special Districts). UNMAPPABLE: the assessor codes are the bare values 1, 2 and C, which correspond to nothing in the ordinance - every New Fairfield district code is alphanumeric (R-88, R-44, OSR, BC, NB, LI, MFDE, PDD), so these are internal assessor codes and cannot be mapped to districts. Labels for R-88/R-44 use the ordinance's own term "Residence District" (e.g. "a Residence R-88 District"); OSR is called both the "Open Space District" (Sec. 1.1) and the "Open Space Residential District" (Sec. 6.3).
