Located the regulations PDF via search and confirmed the newest posted edition through a Wayback CDX listing of plainvillect.com zoning_regulations*.pdf: read 'zoning_regulations_revised_to_01-01-23_1.pdf', cover reading 'ZONING REGULATIONS / Effective - December 1, 2010 / Revised to January 1, 2023 - See Appendix B'. Cross-checked against the older revised-to-10-04-19 PDF; the district list is byte-identical between editions. Districts are taken verbatim from the two 'ZONING DISTRICT LEGEND' tables the ordinance prints at Section 1.02 (residential) and Section 2.02 (commercial/industrial) — 15 districts total, consistent with the town's own count. The ordinance writes the eighth residential code as 'NPH/ GAR'; returned whitespace-collapsed as NPH/GAR. FP is printed as 'FP*' with the asterisk pointing to Section 3.01; the asterisk is a footnote marker, not part of the code. All 12 assessor codes matched.
